WIRELESS PROJECT MANAGER

We are seeking  experienced Wireless Project Managers for markets across the nation.   
The job responsibilities are as follows:

  •  Coordinate project work plans and schedules for each phase of project.

  •  Assist in recommending assignment of project personnel with Company’s Project Director approval.

  •  Supervise and provide direction to the administrative, site acquisition, zoning/land use planning,     permitting, and construction management staff progress relative to assigned projects.

  • Manage schedules for all phases of network deployment including, but not limited to, site acquisition, leasing, client legal review, zoning & permitting, environmental compliance, A&E, and construction management.

  • Direct and manage the qualification, selection and management of all required 3rd party vendors.

  • Conduct weekly meetings with project staff to review individual site progress.

  • Be fully knowledgeable on project status at all times. 

  •  Manage cross-functional teams of professional, technical ,site acquisition, and construction employees/subcontractors through numerous project milestones to project completion.

  • Provide direction and address issues for project team members.

  • Responsible for ensuring all projected targets, database items, projects tracking spreadsheets, and other required versions of statistical and written summary reports are kept up to date and accurate.  Such tracking and reporting will be required on daily, weekly and monthly basis.

  • Document and report project deliverables to senior management communicating time frame and procedures for accomplishing project goals and allotment of available resources through various phases of the project.

  • Keep Company, Client, and direct reports updated based on their information needs.

  • Create and maintain strong Client relations and communication including delivery of services.

  • Responsible for overseeing all aspects of the project, including planning, scheduling, resource allocation, and budget.

  • Interpret contracts, communicate scope of work and develop schedule and budget forecasts.

  • Establishes and assures adherence to schedules, budgets and work plans, including all performance requirements. 

  • Direct activities of project staff to outline work plan and coordinate assigned duties, responsibilities and schedule to ensure project progresses on schedule, meeting required milestones and within the budget.  Specific schedules and milestones requirements will be set, and modified at times, by the Company and/or Client.

  • Involved in developing, modifying and executing company programs that affect immediate operations and may also have company-wide effect on the client’s projects.

  • Manages activities of cross functional teams within areas of project coordination, site acquisition, zoning & permitting, and construction management.

  • Develop and monitor timelines coordinating the broad scope of activities representing site acquisition and construction management,

  • Work within a budget and maintain team flexibility and cohesiveness in response to aggressive time schedules within a fast paced, potentially changing environment.

  • Ensure the link between the Company and Client is maintained providing timely, tactful, and accurate information.

  • Aggressively drive schedule, providing solutions to obstacles.

  • Lead multi discipline teams from initial site identification through final construction to successful project completion and handover of all required documentation, files, closeout books and other materials as required by the Company and/or Client.

WIRELESS SITE ACQUISITION MANAGERS AND ZONING PROJECT MANAGERS

Company is seeking experienced wireless site acquisition managers and zoning project managers We are seeking individuals who have experience in identifying, leasing, and zoning wireless cellular sites. 

Essential responsibilities include the following (other duties may be assigned):

  • Complete SCIP and provide site background information: Site address and site legal information; Landlord information; Zoning and permitting analysis; land use regulations, land use entitlement, Site type & Structure type; Proposed BTS equipment type; Proposed antenna elevation; Commercial power and telephone utility availability; Local Exchange Carrier (LEC); Commercial power company; Verify microwave path Line of Site (LOS) with Engineer; Digital photographs at antenna elevation if possible facing True North and all (3)-three antenna azimuth orientations; Digital photograph of commercial power and telephone minimum point of entry (MPOE); Digital photograph of lease space; Digital photographs of any potential RF propagation hazards, trees, buildings, cranes, etc.
  • Obtain E&T Agreement
  • Update clients database with all candidate information
  • Negotiate Real Estate Documents and coordinate all meetings and correspondence with landlord, attorney, board, association or agent.
  • Coordinate Design Visit with A&E Construction RF Engineering necessary for permit requirements and to verify microwave path line of site (LOS).
  • Obtain a fully executed Lease Agreement
  • Complete all necessary leasing documents as per Clients instructions
  • Negotiate all terms and agreements as per Client’s guidelines
  • Review all non-standard business terms with Project Manager and non-standard legal terms with Client legal.
  • Ensure all antenna requirements have been clearly identified including BTS, GPS, and M/W.
  • Ensure all necessary title searches have been obtained
  • Obtain all necessary signatures and initials from all parties.
  • Obtain completed and signed W9 forms
  • Ensure all lease exhibits, zoning drawings, photo renderings, and construction drawings have been reviewed and signed by the landlord (if required)
  • All contracts executed and lease package submitted to Client.
  • Knowledge of local land use regulations
  • Ability to obtain land use entitlements
  • Coordinate and attend pre-application meeting with jurisdiction to verify code interpretation and application requirements
  • Zoning application package completed & submitted
  • Obtain Landlord approval in advance
  • Submit complete application as described in ordinance
  • Attend all public meetings and zoning hearings
  • Coordinate with Client for professional testimony
  • Coordinate and attend community meetings to educate and diffuse issues before formal council meetings
  • Obtain zoning approval
  • Submit to Client a copy of the complete amended application, staff recommendation, and approval notification
  • Submit building permit package
  • Track building permit
  • Ensure permit does not expire for 6 months
  • Confirm all pre-inspections have been completed or arranged
  • Coordinate meeting with landlord to verify construction start and to validate construction windows
  • Verify any site access restrictions with landlord
  • Provide all documentation for turn over packages to client

WIRELESS PROJECT COORDINATOR

Primary Responsibilities and Duties:
Under the direct supervision of the Project Manger the primary responsibilities and duties include without limitation the following:
  • Assist project team with clerical duties such as report analysis, filing and faxing.
  • Manage US Mail, Fed Ex, Airborne, UPS and faxes both incoming and outgoing and distributes to appropriate project team members.
  • Assist in coordinating project meetings assigning locations and time as well as notifying participants.
  • Responsible for all documentation and tracking of project deliverables by interfacing with project staff to ensure timely data entry for real time status reporting.
  • Work closely with Company’s Project Manager to ensure project milestones and documentation is on schedule and submitted and input to Client’s database in a timely manner to meet Client’s targeted schedule dates.
  • Responsible for inputting/uploading all required project information in Client's database and insuring the accuracy and completeness of all milestone data required by the Company and Client.
  • Responsible for document tracking and quality control.
  • Under direction of the Company’s Project Director and Project Manager prepare status reports for Company, Client, project personnel or others as required.
  • Responsible for establishing and maintaining a filing system that documents all project activity and from which data can be pulled for daily reference and use for project closeout binders/files.
  • Assist with cross-functional coordination as it relates to the Site Acquisition, Site Development, Construction, and Engineering teams.
  • Assist in establishing and qualifying 3rd party vendors and order services through vendors as required.
  • Works closely with the Project Director and Company Home Office in the purchase order and invoicing processes.
  • Assist in managing billing and receivable process
  • Responsible for maintaining and tracking all purchase orders and expense tracking Provide documentation and works closely with Project Director and Project Manager to produce milestone, pay point and reimbursable billing.
  • Assist the project team in the preparation and processing of permit applications for the individual sites.
  • Assist the project team in managing the coordination and document control with the environmental, A&E and other 3rd party vendors.
  • Assist the project team in managing the ordering, coordination and document control of power/electric and telco/telephone service ordering for the assigned sites.
  • Prepare and maintain accurate and up to date routine and specialized report analysis on a daily, weekly, and monthly basis as directed by Project Director and Project Manager, including complex statistical and written summary reports.
  • Participate in special projects as directed by Project Director and Project Manager.
  • Assist with the coordination and assembly of project close out binders.

SITE DEVELOPMENT MANAGER

We are seeking experienced retail site selection/site acquisition managers throughout the United States. Individuals should have experience in identifying, leasing, and zoning retail stores. We represent a variety of clients and pursue a variety of site types (all free standing buildings), including coffee drive thru’s and small format retail stores. People with local zoning knowledge and experience are encouraged to apply. We are seeking individuals that have the ability to independently identify sites, perform lease negotiations in consultation with our clients, and successfully manage sites through the zoning process. Retail experienced preferred. However, candidates with experience in site acquisition in wireless/cell site development are also encouraged to apply.

Essential responsibilities include the following (other duties may be assigned):
  • Physically drive the target areas provided to us by our clients.
  • Identify the best sites possible for our clients, based on their site selection criteria (demographics, traffic, visibility, etc.)
  • Accurately and thoroughly populate Site Information Packages, which includes the negotiation of basic business terms, photo’s, site plans, and a zoning analysis.
  • Obtain Letters of Intent and Term sheets from Landlords.
  • Provides Site Acquisition status reports, update and maintain project database.
  • Assist our client’s counsel in obtaining fully executed leases with appropriate exhibits, final zoning approval documentation and drawings.
  • Reviews lease redlines, execution documents, and zoning drawings.
  • Reviews all regulatory documentation including zoning determination and conditions imposed by local jurisdictions and other regulatory agencies.
  • Verifies that all site-specific information is consistent throughout the Site Acquisition process.
  • Must be able to work in a high pressure, fast paced environment. Monthly production is measured closely through daily reporting and weekly conference calls.
  • Must be willing to travel throughout the region.

Compensation
Monthly retainer fee, plus milestone/pay points, including all travel expenses paid for. This is a contract position and an excellent opportunity for candidates who are willing to work hard and in turn be highly rewarded.

REQUIREMENTS:
Minimum two years experience in Site Acquisition, either retail or wireless.
Real Estate License a plus
Familiar with local real estate market a plus
Familiar with local zoning jurisdictions a plus
Proficiency with Microsoft office
Ability to successfully manage multiple projects
Effective written and oral communication skills
Good driving record

Full time or part time, temporary, non-benefited contract position. Compensation is a salary + milestone/pay point based, with travel expenses paid for. Compensation will vary depending on education, experience and/or other credentials.

BUILDING PERMIT EXPEDITING SPECIALIST

Individual will have primary responsibility to prepare building permit applications and submit to all required plans and documentation to public agencies for review and approval. Responsibilities include reviewing existing building permit submittal requirements and be knowledgeable in all aspects of the building permit review process. Coordinate with third party vendors including Architectural and Engineering Design firms, General Contractors, and other development professionals; track project schedule, timelines and data on specific approved formats (including financial accounting of permit and development fees for projects), update databases and report to the client of status on a weekly basis.

Efficiently gather all required information and documentation for each project submittal by working with clients and project team members, maintaining project schedule and/or project tracker, maintain detailed and complete project files and plans, duties will also include updating milestone and task information in software / database system, tracking of all project  plans and associated documentation, advising client and project team of any potential and/or encountered issues and/or problems along with a recommendation to resolve issue, and maintaining all schedule deadline commitments.

Primary duties and responsibilities

1. Prepare required applications and submit construction drawings and associated documentation for city/county building permits and other permits as may be required.

2. Complete required permit filing procedures with various public and governmental agencies

3. Deliver plans and documents to various city and public agencies for data entry, review and/or approval.

4. Assist in the review of construction drawings and associated documents to confirm building code and zoning compliance for the governing jurisdictions.

5. Research existing building codes and statutes from city/county records at various agencies, including documenting and communicating said regulations to project team members.

6. Ability to understand, interpret and communicate building codes and associated regulations.

7. Perform other related tasks required to process building permit application through the approval process to the building permit issuance stage.

8. Ability to read, understand and interpret construction drawings and associated documents.
